Position Summary:
The Multifamily Division of Johnson Development Associates, Inc. (JDA) is seeking a Real Estate Analyst (“the Position”) based in Spartanburg, SC. The Real Estate Analyst will be responsible for market analysis, underwriting, and investor reporting initiatives across both the existing portfolio as well as new investment pursuits.
Position Responsibilities - Essential Functions:
Market Analysis
- Work with Multifamily Team to underwrite new development opportunities including economic and demographic data, market comparables and local supply and demand statistics.
- Conduct market research for development and acquisition opportunities, leveraging third party data.
- Research available land and/or buildings for new multifamily development opportunities in targeted markets.
- Understand zoning and land use requirements for multifamily development in target development markets.
- Tour prospective markets to evaluate competitive landscape and prepare market analysis report for the Real Estate Manager and other members of management.
- Track transactions and manage information on sales comparables of multifamily sales throughout target markets.
Site Acquisition and Project Development
- Coordinate with internal development resources to evaluate site feasibility and estimated development costs.
- Meet with local officials to understand entitlement and permitting process for specific sites.
- Assist Development Managers with the design and development of proposed projects.
Underwriting
- Engage development team on projects to obtain construction pricing estimates and general site analysis.
- Prepare investment packages for the Investment Committee and prospective lenders.
- Assist in developing and maintaining proformas for new multifamily opportunities through the life cycle of the project.
Asset Management
- Drive asset-level insights by synthesizing data and delivering targeted analysis in support of Asset Management Team.
- Gain exposure to investor relations, assisting with routine communications, high-level reporting, and portfolio updates.
Required Qualifications:
- Bachelor's degree.
- 0-2 years of relevant experience preferred.
- Exceptional communication and interpersonal skills.
- Excellent organizational skills and attention to detail.
- Ability to interpret, analyze, and understand financial data.
- Advanced proficiency with Microsoft Office products, with a strong emphasis on Excel and PowerPoint.
- Ability to work effectively in a high pressure, fast-paced, dynamic environment and manage multiple priorities simultaneously.
- Self-starter with strong follow-through instincts.
- Strong cultural fit, demonstrating alignment with team values and personable demeanor.
- Organized, responsive, analytical, and attentive to detail.
- Represent Johnson Development Associates, Inc. in a positive and professional manner.
