Position Summary:

Johnson Development Associates, Inc. (JDA) is seeking a Director of South Carolina Properties to provide strategic leadership for the South Carolina Commercial and Land Division. Based at our Spartanburg, SC headquarters and reporting directly to the Chief Administrative Officer, this high-impact role offers significant visibility to senior leadership and cross-functional teams across the organization.

The Director will play a critical role unlocking value across 21 commercial assets totaling ~600,000 rentable square feet, and ~65,000 acres which generate income from forestry operations, mining, solar, and hunting activities.

Working with the CAO, the Director will create and implement a strategic plan for our land bank, which includes existing entitlements for ~10,000 homes and future commercial uses. This is a unique opportunity for a seasoned professional to apply strategic insight, entitlement expertise, and financial acumen within an entrepreneurial and growth-oriented environment.

Position Responsibilities - Essential Functions:
 
Commercial
 
  • Lead asset management, and design a strategic operating plan for 21 commercial properties in Spartanburg, SC
  • Participate in the development of two trophy built-to-suit office buildings in Spartanburg’s revitalized Grain District
  • Develop and implement a strategic plan to backfill, or redevelop ~100,000 rentable square feet of office space vacated by an affiliated user following completion of the new headquarters facilities
  • Deliver financial and operational oversight of JDA’s local portfolio, including frequent property inspections and performance evaluations
  • Develop and implement tools, systems, and techniques that drive operational excellence and long-term portfolio growth
  • Prepare financial performance reports for senior leadership, including contributions to monthly Board presentations
  • Collaborate with internal Accounting and Finance teams on cash flow, forecasting, lending relationships, and capital-raising initiatives – gaining direct exposure to capital markets strategy
  • Provide inspired leadership and mentorship to four direct reports

Land Management

  • Manage third-party consultants to guide our forestry operations and silviculture planning across ~57,000 acres of active timberland
  • Develop strategic partnerships with best-in-class operators to ensure a healthy ecosystem is maintained, and the value of raw materials on our assets is protected for future generations
  • Identify new revenue generating activities available to the portfolio
  • Manage regulatory risk, compliance and permit acquisition

Land Development

  • In partnership with the CAO, evaluate the highest and best use for each property
  • Explore residential potential in the Lowcountry and Upstate land holdings
  • Oversee master planning and long-term strategy
  • Modify entitlements as needed to unlock and create additional value
  • Develop and maintain relationships with key stakeholders, including local government, community leaders, investors, tenants, etc.

Required Education and Experience:

  • Bachelor’s degree required. Strong preference for a graduate degree.
  • 10+ years of relevant experience in real estate, engineering, or within an investment management platform.
  • Thought leader who has a complex understanding of the real estate market.
  • Strong quantitative, analytical, communication, and interpersonal skills.
  • Experience in large-scale residential or mixed-use developments preferred.
  • Represent Johnson Development Associates, Inc. in a positive and professional manner.
  • Willingness and ability to travel across the Carolinas.
