The age-old question for many downtown communities is how to catalyze game-changing growth around a city square. In collaboration with the City of Spartanburg, George Dean Johnson, Jr. determined that increasing the number of individuals working in a professional capacity within Spartanburg’s city center would create positive momentum within the downtown area. Recognizing a gap between the availability of Class A office space and demand from businesses for downtown locations, he secured prime real estate situated directly on Morgan Square for the development of the first Class A office space within the City of Spartanburg.
Originally built to relocate Extended Stay America’s corporate headquarters from Fort Lauderdale, FL, to Spartanburg, SC, the building is now home to Johnson Development Associates, Inc., Pure Barre, Ford & Harrison, Parker Poe, Robert Half, and others, comprising 200+ professionals working in the heart of downtown.
Since One Morgan Square was built in 2003, 7 companies have moved their headquarters to downtown Spartanburg, and more than 15,000 business professionals currently work within a one mile radius of Morgan Square. More than 330 residential units have been developed since then, and countless restaurants and retail shops have opened due to the increased pedestrian traffic and the demand from professionals living and working nearby.
