Position Summary

The Self-Storage Division of Johnson Development Associates, Inc (JDA) is recruiting a Senior Asset Management Analyst, who will report to the Director of Asset Management for the Storage Division. The Senior Asset Management Analyst will hold a critical position in managing the Company’s operating self-storage portfolio as well as actively supporting a healthy pipeline of storage development opportunities nationwide. The role will include liaising between the Storage Division’s Real Estate and Development teams, their operating partners and external vendors as well as the Finance, Accounting & Legal teams within JDA.

The position will be located in JDA’s corporate headquarters in Spartanburg, South Carolina. Travel is required for this position and will involve travel outside the local area, including overnight trips.

Position Responsibilities

  • Support the Director of Asset Management with oversight of the current operating self-storage portfolio
  • Collaborate with the regional development teams, ensuring optimal layouts & achievable proformas
  • Maintain regular communication with third-party management teams, consultants and external vendors, enhancing existing relationships and developing new partnerships
  • Continually monitor operating performance metrics and financial results and escalate any concerns
  • Hold regular calls with operators to discuss store performance and ensure strategy aligns with JDA goals
  • Prepare materials for recurring weekly and monthly reporting obligations for the Self-Storage Division
  • Oversee the annual budgeting process, working closely with operators and the JDA Finance team
  • Manage the real estate tax appeal process utilizing local tax consultants
  • Manage the insurance process utilizing insurance consultants for construction and permanent coverage
  • Continually assess and improve processes and procedures to create efficiencies wherever possible
  • Work with the JDA Accounting team to understand cash positions and operational needs
  • Research all of the markets in which JDA currently has facilities as well as where the Company is looking at development or acquisition opportunities & provide insightful analysis on supply/demand
  • Build a comprehensive understanding of the market positioning for all of JDA’s assets under ownership
  • Oversee the bi-annual physical property inspection process, coordinating with our development teams and traveling to sites as needed; effectively communicate any areas of concern
  • Become proficient with all of our data service providers and continually strive to enhance analytics
  • Attend industry conferences when appropriate and always seek to enhance knowledge on the sector
  • Represent Johnson Development Associates, Inc. in a positive and professional manner
  • Maintain a high regard of confidentiality for company information

Skills and Experience

  • Bachelor's degree in a relevant major required (i.e. Real Estate, Business, Finance, or Economics)
  • 3+ years of relevant commercial real estate experience preferred, including: acquisitions, asset management, portfolio management, development or finance
  • Excellent quantitative and analytical skills; ability to understand, interpret and analyze financial data; experience with real estate modeling is a plus (underwriting developments and/or acquisitions)
  • Proficient in Microsoft Office Suite products, particularly Excel, is a must
  • Strong attention to detail and organization; takes ownership of work product
  • Ability to think strategically and demonstrate a high level of individual initiative
  • Effective verbal and written communication skills as well as strong interpersonal skills
  • Ability to thrive in a fast-paced, entrepreneurial work environment
  • Must be driven, passionate about real estate and have a strong work ethic
