JDA is currently searching for a full-time Commercial Real Estate and Leasing Manager for the Corporate Office in Spartanburg, South Carolina. A description of the position and requirements are listed below. Qualified candidates should email their resume to HR@johnsondevelopment.net.

Position Summary:

As a Commercial Real Estate and Leasing Manager, your primary responsibility is to oversee and manage The Johnson Group’s Spartanburg community portfolio, including leasing operations and property management activities for commercial real estate properties. You will be responsible for ensuring efficient property operations, maximizing occupancy rates, and driving financial performance. In addition, you will act as a representative of JDA within the community for the portfolio including establishing and maintaining relationships with key community stakeholders, including property owners, brokers, legal professionals, and maintenance staff.

Position Responsibilities - Essential Functions:

  • Lease Management:
    • Develop and implement leasing strategies to attract and retain tenants.
    • Market available properties to prospective tenants, respond to inquiries, and conduct property tours.
    • Negotiate lease terms and conditions, including rental rates, lease duration, and tenant improvement allowances.
    • Prepare lease agreements, oversee lease renewals, and manage lease documentation.
    • Ensure compliance with lease terms and conditions, monitor rent payments, and address tenant concerns.
  • Tenant Relations:
    • Foster positive relationships with tenants, addressing their needs and concerns in a timely and professional manner.
    • Collaborate with tenants to understand their requirements and facilitate the resolution of issues.
    • Coordinate and oversee tenant move-ins, move-outs, and space renovations.
    • Conduct regular property inspections to assess tenant compliance with lease obligations and property conditions.
  • Property Manager:
    • Develop and monitor property budgets, including operating expenses and capital expenditures.
    • Analyze and report on property performance, occupancy rates, and financial metrics.
    • Stay updated on market trends, rental rates, and competitor activities to inform decision-making.
  • Community Liaison:
    • Build and maintain strong relationships with key business and political stakeholders within the community.
    • Represent The Johnson Group on various business development and community organizations.
    • Liaise with property owners, providing regular updates on property performance, lease negotiations, and financial matters.
    • Work closely with real estate brokers to identify prospective tenants and market available properties.
  • Team Collaboration:
    • Collaborate with internal teams, such as accounting, legal, and marketing, to ensure seamless property operations.
    • Engage legal professionals to review lease agreements and ensure compliance with applicable laws and regulations.
  • New Investment Identification:
    • Identify additional investment opportunities that meet the strategic goals of The Johnson Group within the Spartanburg Community.

Required Education and Experience:

  • Bachelor's degree in real estate, business administration, or a related field (preferred).
  • Proven experience in commercial real estate leasing and property management.
  • Strong knowledge of real estate laws, regulations, and leasing practices.
  • Excellent negotiation and interpersonal skills.
  • Ability to analyze market trends, financial data, and property performance metrics.
  • Proficiency in property management software and Microsoft Office Suite.
  • Exceptional organizational and time management abilities.
  • Strong attention to detail and problem-solving skills.
  • Effective communication skills, both verbal and written.
