Position Summary
Johnson Development Associates, Inc. (JDA) is seeking an Asset Management Associate (“the Position”) to be based in Spartanburg, SC. The Position reports to the Director of Asset Management for the Sell-Storage Division on a day-to-day basis. The Position will support the asset management function of the self-storage business.
Position Responsibilities - Essential Functions
- Leadership role overseeing the entire operating self-storage portfolio as well as working very closely with the Real Estate and Development teams to support the company’s active development pipeline.
- Report to the Director of Asset Management with potentially 1 or more direct reports in support
- Collaborate with the regional development teams, ensuring optimal layouts & achievable proformas.
- Maintain regular communication with third-party management teams, consultants (insurance & real estate taxes) and external vendors, enhancing existing relationships and developing new partnerships.
- Continually monitor operating performance metrics and financial results and escalate any concerns.
- Hold regular calls with operators to discuss store performance and ensure strategy aligns with JDA goals.
- Prepare materials for recurring weekly and monthly reporting obligations for the Self-Storage Division
- Oversee the annual budgeting process, working closely with operators and the JDA Finance team.
- Work closely with the JDA Finance & Legal teams on closing any construction or permanent loans.
- Manage the real estate tax appeals process utilizing local tax consultants.
- Manage the insurance process utilizing insurance consultants for construction and permanent coverage.
- Continually assess and improve processes and procedures to create efficiencies wherever possible.
- Work with the JDA Accounting team to understand cash positions and timely communicate changes.
- Research all of the markets in which JDA currently has facilities as well as where the Company is looking at development or acquisition opportunities & provide insightful analysis on supply/demand.
- Build a comprehensive understanding of the market positioning for all of JDA’s assets under ownership.
- Oversee the bi-annual physical property inspection process, coordinating with our development teams and traveling to sites as needed; effectively communicate any areas of concern.
- Become proficient with all of our data service providers and continually strive to enhance analytics.
- Attend industry conferences when appropriate and always seek to enhance knowledge on the sector.
Required Education and Experience
- Bachelor's Degree in a relevant major required (i.e., Real Estate, Business, Finance, or Economics)
- 5+ years of relevant commercial real estate experience preferred, including: acquisitions, asset management, portfolio management, development or finance (doesn’t need to be within self-storage)
- Excellent quantitative and analytical skills; ability to understand, interpret and analyze financial data; experience with real estate modeling is a plus (underwriting developments and/or acquisitions)
- Proficient in Microsoft Office Suite products, particularly Excel, is a must.
- Strong attention to detail and organization; takes ownership of work product.
- Ability to think strategically and demonstrate a high level of individual initiative.
- Effective verbal and written communication skills as well as strong interpersonal skills
- Ability to thrive in a fast-paced, entrepreneurial work environment.
- Must be driven, passionate about real estate and have a strong work ethic.
