Close to San Francisco, yet worlds away from the urban bustle, The Artisan at Petaluma is located in Sonoma County’s picturesque wine country just 39 miles north of the Golden Gate Bridge. At a time when the highly desirable market was experiencing vacancy rates of less than 2%, double digit annual rent growth, and a lack of new supply in the pipeline, JDA skillfully identified an attractive off-market opportunity to acquire the centrally-located site, which is adjacent to Washington Square Shopping Center, a 300,000 SF grocery-anchored center with tenants such as Safeway, Peet’s Coffee & Tea, Noah’s Bagels and more.
Despite the Petaluma market’s high barriers to entry and notoriously challenging environment for entitlements, JDA built consensus for the luxury garden-style development. The challenges overcome included a General Plan land use change and re-zoning of the property. Completed by JDA in 2016, The Artisan represents the first new Class A apartment project to be delivered in Petaluma in over nine years. With its luxury amenities and pedestrian-friendly access to retail, public transit, parks, trails, and other strong demand drivers, it is currently achieving the highest rents in the submarket.
