CarringtonCarrington is a 40-lot traditional neighborhood development Converse Heights, just off the intersection of Connecticut Avenue and Woodburn Drive. This project acts as a natural extension of Converse Heights, incorporating the architectural history of the neighborhood together with the best of neo-traditional neighborhood developments throughout the South.The lots range in size between 1/5 and 1/3 of an acre, with street frontages varying between 60 and 80 feet. Several of the lots will be accessible via an alley, allowing garages and service vehicles to remain off the primary streets. All lots will be developed with detached garages to the rear, again keeping with the original principals of Converse Heights whose origins date back to the 1920's. Some lots may be combined or reconfigured to accommodate the purchaser's wishes. The residences shown on the site plan range from 2300 square feet to well over 3000 square feet. The Village Green will be the focal point of the community. This green space is 65 feet wide. The sloping portion of the green to the east is to be planted with hardwoods and ornamental landscaping. The western portion of the green will have an open lawn with a summerhouse for outdoor seating and perhaps an outdoor fireplace. Overall, 15% of the neighborhood area is reserved for common green space. Raised crosswalks and a roundabout will be employed to calm traffic and provide a pedestrian- and bike-friendly environment. The streets will also be framed with sidewalks and hardwoods. Vehicles and pedestrians will have direct access to Woodburn Road or Converse Heights. Allison Ramsey Architects, Inc. has been retained to develop architectural guidelines for Carrington. These guidelines will be provided to all prospective purchasers before signing a contract. The cost of plan and construction review of proposed residences by Allison Ramsey will be included in the cost of a lot. The guidelines will be user-friendly and will incorporate diverse architectural styles. With sales ongoing, the lots opened to development in the fall of 2008.
